As much as I love beer (and pubs), I'd like a pub that actually served corned beef and cabbage, or a REAL Irish breakfast, not that stuff that Molly's is trying to pass off.
And yes, a sushi spot would kill downtown. Let's open one!
What we really need are:
1) a decent Mexican restaurant downtown (sorry, but the one on Gay St. is subpar)
2) a Vietnamese restaurant downtown
The Mexican place on Gay Sreet...is that the one that is very non-descript? I haven't been there, but have been told by several people that it's pretty good.
I wish we had decent Asian restaurants in town that could be walked to -- I'd go to Liki's far more often if I could walk there. While we're dreaming, I'd love some Middle Eastern food I could walk to -- I go to Palamero's at the mall when I have to go to the mall for other things (Kmart, Sears, etc), but I'd like to have more variety in town.
2) Someone else mentioned Trader Joe's. It's not coming.
3) MORE PARKING IS NEEDED DOWNTOWN! And get the traffic moving. It's ridiculous how long it takes to get from the Moon Saloon to the Monte Clare/Phoenixville bridge. It takes like 20 minutes at 5:00!
I certainly hope TPtB pay attention to the parking garages in West Chester - not just slaps of concrete but designed to blend in with the surroundings.
All the talk of demolishing Family Dollar for the parking garage disheartens me -- the business should be allowed to move to another part of Bridge Street if the building is taken because it provides a much-needed service.
They should pick up stakes and move - they would have better visibility to all the commuters at rush hour and the foot traffic on weekends.

I really hope Phoenixville can get this stadium, but after seeing the other sites listed -- especially that there are two sites in West Chester and that's where the idea started, I'm not as optimistic as I was.
